Listings use the word private loosely. These are the five kinds of access you will see on this site, and how each one is labelled.
A beach the law lets an owner keep to themselves. In Florida the boundary is the mean high-water line, so dry sand above it can be private. In Mexico, Costa Rica and Hawaii the shoreline is public. This site only uses this label with legal proof, and no listing on it has that proof yet.
A path, gate or garden that only guests use to reach the beach. The sand itself may still be open to the public. Claims like this are credited to the operator.
A quiet, public stretch with few neighbours. It is not reserved for you.
The home sits right on the sand, with nothing between it and the beach.
Membership use of a club on the beach, often in a gated community such as Hacienda Pinilla. You share it with other members.
